I want to rent a room. What are my choices?
All rooms are Japanese style, with tatami mat flooring. The larger rooms are 6-mat rooms and the one smaller room available is 4.5 mats in size. See the photos in the “House” gallery to get some idea of what each room looks like.
What is in each guest room?
Each room is provided with:
* a futon set (upper and lower, a pillow, and a blanket)
* a hot carpet and small electric heater in the cooler months
* an electric fan in the warmer months
* a small Japanese style desk that you can work on while sitting on the tatami mat floor (there are larger desks in the computer room)
Please note that we do not provide sheets or towels. You will need to bring these yourself.
What shared facilities are available at Ebisu’s Kyoto International Guesthouse?
The following are the shared spaces at Ebisu’s Kyoto International Guesthouse:
* Shared kitchen. Each room has a small space in the refrigerator in which to keep food, as well as space on shelving in the kitchen. You must keep food on the shelves closed so as not to attract vermin. You must also wash your dishes and wipe down cooking and eating surfaces immediately after use.
* Shared computer room – There are two big desks, one computer, and some books available for residents to use.
* Shower room with 2 shower compartments, a coin-operated washing machine, and two sinks for washing your hands, etc.
* Two western-style toilets
* Small front garden
Please note that you must always leave the shared spaces clean and ready for the next resident to use.
How much does it cost?
The 6-mat rooms are JPY45000 per month. The 4.5-mat room is JPY42000 per month. There is also a JPY50000 security deposit payable upon arrival in addition to the first month’s rent.
Can I get the security deposit back?
The security deposit is fully refundable upon vacating the property if the room that you’ve rented is left in the same clean and tidy state in which you occupied it, garbage has been removed and disposed of, and damage is within the limits of normal wear and tear on the property.
Why would my security deposit not be returned?
Costs to return the room to the same condition as that in which you occupied it will be deducted from your security deposit.
Additionally, if garbage has not been disposed of, or if there has been other damage to the property that has been caused by you, the associated costs of garbage disposal or repair of property, fixtures, fittings, or appliances will be deducted from the security deposit..
Are utilities included in the rent?
Water and gas costs are included in the rent. There is no additional fee for WiFi or Internet. Electricity costs up to JPY5000 are included in the rent, but if the household bill exceeds this price per person, all residents will be charged for the use of electricity in the room that they have rented, calculated according to the electricity usage meters located outside each guest room.
Why do I have to clean?
1. Residents are responsible for daily maintenance cleaning to keep costs low while ensuring a clean and healthy environment for everyone. A cleaner will come in to do a general clean weekly, and each area of the house will be deep cleaned regularly. Residents are responsible for keeping their own rooms clean.
2. To discourage vermin and prevent disease.
3. You will discover a lot about living in Japan and the Japanese way of life by cleaning an old Japanese house.
Can a guest stay in my room?
You may have a guest in your room for up to a week. We ask that:
1) You let us know at least a week in advance that you will have guests so we can confirm that we have an extra futon set available for your guest to use.
2) You let us know the details (name, nationality, passport number, and emergency contact) so that we can provide details to rescuers, etc. in case of disaster or emergency.
3) You pay JPY1,000 per night for your guest to help cover costs associated with utilities, etc.
4) Sound travels easily within and around old Japanese houses, so we ask that you and your guests are aware of that and are considerate regarding noise issues that housemates and neighbors may experience.
